Q&A with Mahmoud Emam

This multilingual agent manages his sales and leasing team alongside creating partnerships with local and international developers.

How long have you been in the industry?
I started my career in real-estate in 2013. My company, Global 99 started in London as a construction company in 2004 under Sun Contractors they have since expanded to the Middle East, specifically to Abu Dhabi. They are currently adding Nigeria and Shanghai to our portfolio and Dubai very soon.

Which areas do you specialise in?
I specialise in almost all areas of Abu Dhabi, specifically within off plan projects. Our main focus is Al Reem Island, Al Ghadeer, Yas Island and Saadiyat Island.

How would you describe the current property market?
The property market is in the process of recovery. I have observed in the last 3 years lots of ups and downs, with the new regulations that guarantees the rights for landlords, tenants and buyers I can see a new phase of recovery and stability.

If you had 2 million dirhams to invest in real estate, where would you put your money?
I would buy four studios within an off plan project in Abu Dhabi and rent them out on completion, as returns are quite high and satisfactory.

If you didn’t work in real estate, what career would you pursue?
Definitely tourism. I started my career as a tour leader after graduating from school of foreign languages & translation with Italian being my foreign language. Yes, I speak four languages: Italian, Russian, English and Arabic!

What is the question you are most often asked by property seekers?
Is it the right time to invest? And the answer yes it is as properties are now being sold on the basis of – the best price offered!
In 2014 the price /sqft used to be 1,300/1,400 AED! Whereas today, the price offered on some of those areas is 850/900 AED/sqft.
